The best way to request maintenance is to file a request via the tenant portal. This ties your request to your unit, allows you to attach photos, and it sends the request to everyone on our maintenance team so your request doesn’t slip through the cracks. If it is an urgent situation where tenant safety or the integrity of the property is at immediate risk, please call our emergency line at 503-376-7234 x1. If we don’t catch your call before it goes to voicemail it is essential that you leave a message.

A maintenance emergency is anything related to the property that urgently puts the property or your safety at risk. If a maintenance emergency occurs, call 503- 376-7234 x1.

Examples of emergencies include (but are not limited to) flooding, a vehicle crashing into the living space (it has actually happened before!), explosion, fire, etc. If you encounter a fire at the property, call 911 before calling us.

Tenants are responsible for replacing batteries in smoke detectors. If you have a detector that is chirping, the first step is to replace the battery (smoke detectors use 9-volt batteries).

If your smoke detector is located on a vaulted ceiling and is too high for you to reach, call the local fire department (non-emergency line). They will assist with replacing batteries in smoke detectors located on vaulted ceilings.

If replacing the battery does not make the smoke detector stop chirping, it needs to be replaced. You can either replace the smoke detector yourself (and submit the receipt to us for reimbursement), or you can submit a maintenance request via the portal and we will replace it.

If your carbon monoxide detector is going off, contact the fire department. They will come out and test to determine whether there is actually carbon monoxide present. If everything tests fine, your carbon monoxide detector has failed and needs to be replaced.

If your detector has failed, you have the option to replace it yourself and submit the receipt for reimbursement, or you can submit a maintenance request and we will replace it for you.

The most effective method we have found to battle small black ants is to use Terro. It is available at Home Depot/Lowes and Amazon. It is essentially Borax in a sugary liquid. You set out the Terro stations near where they are trailing and the ants eventually swarm it and take the liquid back to the nest so they all die.

It can be unsettling to watch the ants swarm the Terro but that is exactly what you want to see. It is possible for the ants to come back several times, either from babies that hatched after the others died, or another colony moving in.

We have experienced times where one treatment did the trick and other times where there were three subsequent treatments needed before they stopped coming back.

Using Terro rather than spraying allows you to target specific areas as well as limit pet/child exposure to chemicals. Also, the method of having the ants take the poison back to the nest is by far the most effective method we have found to treat existing ant invasions at rental properties, our office, and our personal homes.

There are two possibilities:
1. It is possible you overloaded the circuit and a breaker tripped. Find your breaker panel and determine whether one of the breakers is in the neutral or off position. If you find one that has been tripped, turn it all the way off, then on again.

2. You may have locally tripped a GFCI. A GFCI is a receptacle in the circuit (usually in kitchen or bathroom circuits) that works like a mini breaker. Locate the GFCI(s) in the circuit and press the reset button.
